The Singapore Land Authority (SLA) recently concluded the tender for a significant heritage property located at 2 Moulmein Road. This site, originally the Middleton Hospital and later the Communicable Diseases Centre, was awarded to Country City Investment. The property spans over 40 buildings with a combined gross floor area of around 139,700 square feet.

Revitalization of 2 Moulmein Road

The Moulmein Road site, with a rich history dating back to 1913, has seen various transformations before being closed in 2018. Country City Investment, which also developed Dempsey Hill, plans to rejuvenate this site while maintaining its historical essence. The approved uses for the property include co-living spaces, wellness facilities, and educational programs, with specific areas designated for food and beverage and retail services.

Similar to the Bayshore Drive Condo project, the development at 2 Moulmein Road aims to blend modern living with heritage, offering a variety of spaces that cater to different demographics and interests. Both projects emphasize creating community-centric environments that enhance both the physical and social fabric of their locations.

Lease Details and Future Plans

The master lease awarded to Country City Investment is set for a five-year term with an option to extend for an additional four years. The company outbid others with a monthly rental offer of $388,800, slightly higher than the nearest competitor. They aim to transform the extensive site into a lively hub by 1Q2027, featuring thematic zones, dining options, and activities that promote sustainability and heritage.

Dylan Soh, the business development manager at Country City Investment, expressed the company’s commitment to preserving the site’s heritage while infusing it with new life to make it a welcoming space for diverse groups. The vision includes integrating sports facilities, cafes, learning centers, and pet-friendly areas to create a multifunctional environment where everyone can find something of interest.

The project is anticipated to enhance the local area’s appeal, drawing visitors and residents to its blend of historical significance and contemporary amenities, much like the well-received Dempsey Hill developed by the same company.
